Who we work with

Commercial EV Charging for Different Types of Properties

Commercial EV charging looks different depending on the property. An office, an apartment complex, a hotel and a fleet depot all have different charging requirements. We design the installation around how your site is actually used and who is using the chargers.

  • Workplace EV charging

In most workplaces your staff are parked for the majority of the day. That means you are usually better off installing more standard AC chargers than a small number of high powered ones. It costs less to install, it puts less demand on your supply, and every vehicle still leaves with plenty of range.

We check your supply first, then tell you how many chargers it will carry.

  • Strata and apartment buildings

Strata EV charging means individual bays running off a shared supply, usually in a basement, with a body corporate that has to approve the work. We assess the capacity the building genuinely has available. Each charge point is then set up so its usage is recorded separately, which keeps one owner from paying for another owner's vehicle.

We provide the scope and capacity assessment your committee needs to approve the work.

  • Retail, hotels and hospitality

EV charging stations give customers and guests a reason to stay longer, so the chargers need to go where people actually park. In a public car park we also plan the cable routes and the physical protection around vehicles that move past them every day.

We walk the car park with you and mark up where the chargers should go.

  • Fleet EV charging and depots

If you operate a fleet, several vehicles may need to charge at the same time when they return to the depot. We can design the system to manage that demand overnight. Your vehicles are charged and ready to go again in the morning, without the site drawing more power than it has available.

We size the system around your return times and your overnight window.

Site capacity

Making the Most of Your Existing Electrical Supply

The number of commercial EV chargers you can install depends on the total electrical capacity available at your property, not on the rating printed on each charger. Before we recommend anything we check how much capacity your site already has spare. That tells us how many chargers can run without overloading the supply, and in most cases it means you can install more than you would expect.

How load management shares your supply
What your site already usesAvailable for charging

Six chargers sharing the capacity that is available, rather than each one drawing its full output at once. This is an example only. The split at your property is worked out from your own switchboard.

  • How many chargers your site can support

We look at what your property draws at its busiest and how much is left over. Six 22kW chargers do not need 132kW of supply, because they rarely all draw their maximum output at the same moment. We work from what your site actually draws, which keeps the number of chargers up and the cost down.

  • Load management shares the available power

Dynamic load management lets the chargers talk to each other and to the site. They then distribute the power that is available between whichever vehicles are plugged in at the time. Two vehicles charge quickly, six charge a little slower, and nothing trips. This is the main reason most sites do not need a supply upgrade.

  • A dedicated sub board for your chargers

We run the chargers from their own sub board, sized for the number you expect to end up with. Adding more later is then a straightforward connection.

  • Network approval for larger installations

Larger commercial installations need approval from the electricity network. The network can also ask for a relay so it can reduce your charging load when the grid is under strain. This is the same arrangement already used for solar and air conditioning. Installations do get knocked back for skipping this step, so we lodge the application and follow it through for you.

Sometimes a supply upgrade genuinely is the right answer. If that applies to your site we will explain why and include it in the scope.

Planning ahead

Plan for Future EV Chargers from the Start

Most properties do not need every charger installed on day one. What they do need is the underground and switchboard work done once, because that is the part that is expensive and disruptive to repeat.

  1. Stage one

    Install the infrastructure

We install the sub board, run the cable route across the car park and lay conduit to every charging position you are likely to use later. The first chargers then go in wherever the demand already is.

  2. Later

    Add more chargers

Each additional charger is a cable pull through conduit that is already in the ground, and a connection to a board already sized for it. There is no second excavation, no second traffic management plan and no second shutdown for your staff or tenants.

Installing the infrastructure now can make future expansion much easier and considerably less expensive than digging up the same car park a second time.

Scope of works

What's Included in a Commercial EV Charger Installation

One licensed electrical contractor looks after the whole job, including the hardware and the network application.

  1. Site assessment and capacity check

We attend the property, read the switchboard and work out what your site draws now and what it has spare. That gives us a realistic number of chargers before anything is ordered.

  2. Sub board and switchboard work

A dedicated board for the EV chargers, sized for the number you expect to end up with, along with the protection and metering arrangement your site needs.

  3. Cable routes, trenching and conduit

We run the supply across the car park in stages so it stays open, and lay spare conduit for the chargers you add later.

  4. Bollards and physical protection

Bollards go in anywhere a vehicle can reach a charger, including reversing bays and corners.

  5. Network approval

We lodge the application with the electricity network and follow it through, including fitting the relay where one is required.

  6. Commissioning and load management setup

Every charger is tested to AS/NZS 3000. The load management is then configured and proved against your site's actual capacity.

  7. Solar and battery integration

If your property already has solar, the chargers can use surplus generation that would otherwise be exported.

  8. Ten year workmanship warranty

Our workmanship is covered for ten years from the installation date. If a charger itself develops a fault, we lodge the manufacturer warranty claim for you.

Pricing

What Affects the Cost of Commercial EV Charging?

Five things move the price of a commercial EV charger installation more than the chargers themselves.

  • How much spare electrical capacity your site has

    Usually costs less

There is capacity available and load management can handle the rest.

    Usually costs more

The site is close to its limit and needs a supply upgrade or a staged approach.

  • How far the chargers are from the switchboard

    Usually costs less

The parking bays sit near the building and the board is on the same wall.

    Usually costs more

The chargers go in the far corner of the car park, across a driveway that has to stay open.

  • What the cable has to be run through

    Usually costs less

There is an existing conduit route, or a garden bed we can trench through.

    Usually costs more

Concrete or asphalt has to be cut, then reinstated and made good afterwards.

  • How many chargers you install, and when

    Usually costs less

The infrastructure goes in once, with chargers added in stages as demand grows.

    Usually costs more

Every charger is installed and live on day one, including the ones not yet in use.

  • Whether the network has to approve the installation

    Usually costs less

The load sits within the usual limits for your site's supply.

    Usually costs more

A larger load needs network approval and a load control relay fitted.

One of our electricians attends the site, reads the switchboard, checks what is already connected to it and walks the cable route before you get a price.

Common questions

Commercial EV Charging FAQs

We work that out from your switchboard. We measure what the property draws at its busiest and how much capacity is left over, then work back to a realistic number of chargers.

With load management the answer is usually higher than people expect.

Not necessarily. One of the first things we check is how much spare capacity your property already has.

In many cases load management will cover it without increasing the site's electrical supply. If an upgrade is genuinely required, we will explain why and include it in the proposed scope.

That is a decision about how you want to run the site, and it is much easier to make before the chargers go in than afterwards.

The chargers we install report usage for each charge point through their own apps, so you can see what has been used and where. Whether you absorb that cost, recover it from tenants or limit charging to staff is a policy question we will work through with you.

Yes, and on most commercial sites that is the sensible way to do it. We do the trenching, the conduit and the switchboard work once, and size it for where you expect to end up.

Adding a charger afterwards is then a cable pull through conduit that is already in the ground.

Strata buildings need two things sorted before anything is installed. The first is the building's actual electrical capacity, because every charger comes off a shared supply. The second is that each charge point records its usage separately, so one owner is not paying for another owner's vehicle.

We are used to working with committees. We can provide what your meeting needs to make the decision, including the scope, the capacity assessment and what the network requires.

Larger installations do, and the network can also ask for a load control relay.

Installations are refused for missing this step, so we lodge the application and follow it through.

Our workmanship is covered for ten years from the installation date. That includes the boards, the wiring, the terminations, the conduit, the mounting and the switchgear.

If a charger itself develops a fault, that claim sits with the manufacturer. We handle the diagnostics and the paperwork to lodge it.

Yes, and a workplace is one of the best places for it, because the vehicles are parked during the hours your roof is generating.

Every charger we install can prioritise surplus solar, so generation that would have been exported for a few cents goes into the vehicles.
